The Mirage By The Lake housing property in Cyberjaya, Selangor was greeted by a group of enthusiastic excursion team led by Joey Yap on August 25, 2012. The two-and-a-half-hour Feng Shui tour was catered to establish a better understanding of the external forms of property assessment among the existing clients and students of Mastery Academy of Chinese Metaphysics.

Starting at 10.30 am, Joey kicked off the field trip by introducing the various assessment methods, which includes Annual Flying Star and Xuan Kong, available to properly gauge the favourable and unfavourable sectors of a property. The houses around the vicinity are then treated to a thorough analysis, based on a group study basis, to uncover any flaws and positive features in their external forms. Joey then carefully advised the group on the right approach to choose an auspicious date for house moving, all through the expansive art of Date Selection.
